Market temperature this month, warmest first: Carlsbad 92011 81, Carlsbad 92008 68, Ocean Beach 65, La Jolla 65, Cardiff 62 and so on down to Coronado at 41. Coronado’s reading (41) is the lowest in the group; a cooler reading generally means more time to compare homes and more room to negotiate. Higher means faster sales and fewer price cuts relative to that ZIP code’s own history.

What the pace means for buyers and for sellers

If you are buying

  • Where price cuts are common, ask how long a home has been listed and whether its price has already moved.
  • In a cooler market you have more time to compare homes and to negotiate repairs and terms.
  • In a warmer market, have your pre-approval ready before you tour.

If you are selling

  • In a warmer market, a well-priced home draws attention quickly; the first two weeks matter most.
  • In a cooler market, price and presentation carry more weight, and a personal report on your street is worth more than an area average.
  • Watch the trend, not one month: temperature moves with the seasons.

How to read the pace

A market that moves quickly leaves less time to decide, and one that moves slowly leaves room to compare and negotiate. Neither is better; it depends on which side of the table you are on.

  • Homes for sale is a count for the whole ZIP code, so bigger ZIP codes have larger numbers.
  • Price cuts show how many listings have already adjusted. A higher share often means more room to negotiate.
  • Days to pending is the average time from listing to contract; it is not available for every ZIP code every month.
  • Market temperature compares each ZIP code with its own history, so a low reading in an expensive place can still be a costly home.

The places

Across the bay and south: Downtown San Diego (ZIP 92101) faces Coronado across San Diego Bay; Point Loma (ZIP 92106) is a peninsula community across the bay, and Ocean Beach (ZIP 92107, which includes Sunset Cliffs) sits on its ocean side. Imperial Beach (ZIP 91932) is a separate city south of Coronado, along the Silver Strand.

Up the coast in the city of San Diego: Pacific Beach (ZIP 92109, which also covers Mission Beach) is a beach community between Mission Bay and La Jolla, and La Jolla (ZIP 92037) is a coastal community north of downtown.

North County: Del Mar (92014), Solana Beach (92075), Encinitas (92024), Carlsbad (92008, 92009, 92010 and 92011) and Oceanside (92054) are separate coastal cities. Cardiff (92007) is the Cardiff-by-the-Sea community of Encinitas, which has its own ZIP code; Leucadia and Olivenhain share ZIP 92024 with the rest of Encinitas. Rancho Santa Fe (92067) is an unincorporated community inland from Del Mar and Solana Beach. Oceanside’s other ZIP codes (92056, 92057 and 92058) are not shown.

A ZIP code is a mail-delivery area, so each contains more than one kind of street, and a home’s own address matters more than any average.

Common questions

How often does this update?

The numbers refresh with Zillow’s monthly releases, and the page is rebuilt every week.

Is a hot market a good time to sell?

Often it favors sellers, but a personal report on your street is a better guide than an area reading.

Why are some cells empty?

Zillow does not publish every measure for every ZIP code every month.
